Every 2 Years
All electrical installations and fittings must be checked by a licensed electrician at least once every 2 years.
RCDs on All Circuits
From March 2023, every power outlet and lighting circuit must be protected by both a circuit breaker AND an RCD.
Disclose to Renters
Before signing a new lease, you must tell the renter the date of the last electrical safety check and any outstanding recommendations.
Keep Records
A written record of every check must be kept. Renters can request a copy at any time.

Yes. Under the Residential Tenancies Regulations 2021, rental providers must have all electrical installations and fittings checked by a licensed electrician at least every 2 years. This applies to any new rental agreement entered into after 29 March 2021, and any fixed-term agreement that rolled over to periodic after that date. If the last check was more than 2 years ago when a new renter moves in, the check must be completed as soon as possible.
The check covers all electrical installations and fittings in the property — switchboard, circuits, power outlets, lighting, fixed appliances, and RCDs (safety switches). We inspect for safe working condition, correct installation, and compliance with current Victorian standards. A written record is provided that you must keep and provide to the renter on written request.
From 29 March 2023, all power outlets and lighting circuits in rental properties must be connected to both a switchboard-type circuit breaker AND an RCD (residual current device). If your property's switchboard only has circuit breakers, it will not be compliant. We can upgrade your switchboard and install the required RCDs as part of your safety check.
Before entering into a new rental agreement, a landlord must disclose to the renter the date of the last electrical safety check and any outstanding recommendations from that check. This is a legal obligation under the Residential Tenancies Regulations 2021.
For a standard 3–4 bedroom home on the Mornington Peninsula, typically 1.5–2.5 hours. We issue a written record of the check and a Certificate of Electrical Safety for any remedial work required. We work around tenants and can schedule between tenancies where possible.
