What electrical safety standards must Mornington Peninsula landlords meet?

Under Victoria's Residential Tenancies Regulations, rental properties must have: working smoke alarms on every level, safety switches (RCDs) on all power and lighting circuits, electrical wiring in safe condition, and all fixed appliances (ovens, hot water, heating) in working order. From March 2023, new gas heater and appliance rules also apply. Non-compliance exposes landlords to substantial fines and liability.

What are the smoke alarm rules for Victorian rental properties?

Victorian rental properties must have working smoke alarms on every storey, alarms less than 10 years old, and alarms tested and working at the start of every tenancy. Landlords are responsible for installation and maintenance — not tenants. We recommend hardwired (mains-powered) interconnected alarms for rental properties, as these are the most reliable and lowest maintenance option for landlords.

How often should rental property electrical systems be inspected?

Victoria doesn't mandate a specific inspection interval for electrical systems (unlike gas, which requires 2-yearly checks). However, Consumer Affairs Victoria recommends inspections when changing tenants, after any electrical fault or incident, when a property is over 25 years old, or when tenants report electrical issues. We provide inspection reports that document the condition of all circuits and identify any compliance issues.
