📞 0418 383 232Since March 2021, Victorian landlords have had clear minimum electrical standards they must meet. Every rental property must have an electrical safety check completed by a licensed electrician at least once every two years. The check must cover the switchboard, wiring, outlets, and fixed appliances. A written record must be kept and provided to tenants within seven days of the inspection being completed.
Beyond the two-year safety check, rental properties must also meet RCD requirements — residual current devices (safety switches) must be installed on all power and lighting circuits. Smoke alarms must be installed in all required locations, be in working order, and have their batteries maintained. If any of these standards are not met, the property is not legally compliant for rental.

Are landlords required to have electrical safety checks in Victoria?
Yes. Under Victoria's rental laws, landlords must ensure rental properties have electrical safety checks carried out by a licensed electrician at least once every two years, or when a new tenancy starts (if no check has been done in the past two years). A record of the check must be provided to the tenant within seven days of the check being completed.
What are the smoke alarm requirements for rental properties in Victoria?
Victorian rental properties must have working smoke alarms installed in specific locations — including all bedrooms, hallways connecting bedrooms to the rest of the property, and on each storey. Smoke alarms must be tested and their batteries replaced in accordance with the manufacturer's instructions. Landlords are responsible for installing and maintaining smoke alarms, while tenants must not remove or tamper with them.
Do rental properties in Victoria need RCDs (safety switches)?
Yes. Residential rental properties in Victoria must have residual current devices (RCDs or safety switches) installed on all power circuits and lighting circuits. This is a requirement under the rental minimum standards that came into effect for all rental properties. If your rental property does not have RCDs on all circuits, this must be rectified before a new tenancy commences.
What happens if a rental property fails an electrical safety check?
If an inspection identifies non-compliance — such as missing RCDs, faulty wiring, or unsafe switchboard — the landlord is required to arrange repairs promptly. Any unsafe conditions must be addressed before tenants occupy the property.
