Electrical Checklist for Holiday Rental Owners on the Mornington Peninsula

The Mornington Peninsula has one of Australia's highest concentrations of holiday rentals. From Airbnbs and Stayz listings in Sorrento and Portsea to family beach houses in Rye, Blairgowrie, and Portsea โ thousands of properties host paying guests every summer. And with that comes serious electrical compliance obligations.
We service a large number of Peninsula holiday rental properties. Many owners have no idea what their obligations are โ until something goes wrong. This checklist will help you understand what's required, what to do before each season, and how much it costs to get compliant.
Why Holiday Rentals Face Higher Scrutiny
When guests stay in your property, you take on a duty of care. Unlike a standard long-term tenancy, holiday rental guests are often unfamiliar with the property โ they don't know where the fuse box is, they don't notice warning signs of electrical problems, and they're often there on a hot summer night with high electrical demand.
Airbnb and Stayz both require hosts to comply with local safety laws. Consumer Affairs Victoria has increased inspection activity on short-stay accommodation. And if a fire or injury occurs at your property due to an electrical fault, your insurance may not cover you if you haven't met compliance obligations.
The Holiday Rental Electrical Compliance Checklist
โ 1. Smoke Alarms
Compliant photoelectric smoke alarms must be installed on every level of the property, in hallways adjacent to bedrooms, and in open-plan living areas without a dedicated corridor. They must be functional, clean, and less than 10 years old. We check and test these as part of every pre-season compliance visit.
โ 2. Safety Switches (RCDs)
Safety switches must be installed on all power circuits. Many older Peninsula beach houses have none at all โ and this is one of the most common failures we find. A safety switch can prevent a fatal electric shock. If your holiday rental has no safety switches, this is urgent.
โ 3. Switchboard Condition
Old ceramic fuse boards are not acceptable in short-stay properties. If your holiday rental still has one, upgrade it before you let guests in. Modern circuit breakers, proper circuit labelling, and intact switchboard enclosures are baseline requirements.
โ 4. Test & Tag Portable Appliances
For short-stay accommodation that's effectively commercial in nature, test and tag of portable electrical appliances (kettles, toasters, hair dryers, irons, lamps) is strongly recommended. A faulty appliance provided to a guest is a liability issue. Annual testing gives you documented evidence of compliance.
โ 5. Outdoor and Pool Electrical
Coastal Peninsula properties often have outdoor lighting, alfresco areas, and pools. Outdoor power points must be weatherproof (IP56 minimum). Pool and spa electrical must be inspected to ensure earthing and equipotential bonding are correct โ pool electricity incidents are rare but catastrophic. If you have a pool at your holiday rental, this should be professionally checked.
โ 6. Power Points and Switches
Check all power points and switches for damage โ cracked face plates, loose fittings, or burn marks are all red flags. In a rental, guests use every outlet, often with multiple devices. A damaged outlet under guest load is a fault waiting to happen.
โ 7. Lighting and Fans
All installed light fixtures should be working and appropriate for their location. Bathroom exhaust fans should be functional. Ceiling fans should be secure โ a loose ceiling fan bracket is a genuine injury risk. Check that outdoor lighting is IP-rated for the installation environment.
โ 8. Emergency Contact Information
A quick-reference guide for guests on the location of the switchboard, how to reset a tripped breaker, and your emergency electrician contact (0418 383 232) should be clearly displayed. It's a small thing that can prevent a panicked call at 11pm when a circuit breaker trips during a dinner party.

Frequently Asked Questions
How often should I have my holiday rental electrically inspected?
At a minimum, once per year before the peak summer season. Many Peninsula hosts book us in October/November before the school holiday rush. If the property is used year-round, consider a mid-year check as well.
Does Airbnb require electrical compliance documentation?
Airbnb requires hosts to comply with local safety laws but doesn't typically request specific electrical compliance certificates. However, if there's an incident, they (and your insurer) will investigate compliance. Having documented compliance reports protects you.
Does my holiday rental need test & tag?
Technically, test & tag legislation in Victoria focuses on commercial/workplaces and hire equipment. However, holiday rentals exist in a grey area โ they're effectively commercial accommodation. We recommend test & tag for portable appliances as a liability protection measure, and document it for your records.
Can I claim compliance costs as a tax deduction?
Generally yes โ maintenance and compliance costs for investment properties are deductible against rental income. Speak to your accountant, but electrical compliance work on a holiday rental is typically a legitimate deductible expense.
